Tax Sale Information

On or before July 1 of each year, the County Treasurer shall certify to the County Auditor, a list of real property on which either any property taxes or special assessments certified to the County Auditor for collection by the County Treasurer from the prior years spring installment or before are delinquent as determined under IC 6-1.1-37-10 or any unpaid costs from a prior tax sale.(IC 6-1.1-24-1).

The County Auditor shall maintain a list of all property eligible for sale. Unless the taxpayer pays to the County Treasurer all the amounts listed in the preceding paragraph, the taxpayer shall remain on the list. Click the appropriate listing below to view the most current list.

A tract or item of real property may not be removed from the list certified before the tax sale unless all delinquent taxes, special assessments, penalties due on the delinquency, interest, and costs directly attributable to the tax sale have been paid in full. A county treasurer may accept partial payments of delinquent property taxes, assessments, penalties, interest, or costs after the list of real property is certified.     Taxpayer FAQ for the 2022 Tax Sale:

    • When do I need to pay to keep my home from being sold?
      • By Monday, September 12, 2022, before 3:00 PM.
    • What kind of payment will you accept?
      • Cashier's Check, cash or money order.
    • Where do I pay?
      • In the County Treasurer's Office (Room 210) in the Civic Center Complex.
    • Who do I make the payment to (cashier's check)?
      • Vanderburgh County Treasurer.
    • Can I make partial payment?
      • Yes, but this does not remove the property from tax sale. The entire amount must be paid by Monday, September 12, 2022 (by 3:00 PM) to remove the property from tax sale.
      • If you need to set up a payment plan, please contact the Treasurer's Office at 812-435-5248.
    • What will happen once my home is sold on tax sale?
      • You have one year from the date of the tax sale to redeem your property. You will need to contact BJ in the Auditor's office at 812-435-5389 to get the correct redemption amount. Be aware that interest, cost of the sale, and attorney fees are accumulating which will increase the cost to redeem. So, the sooner you pay, the less it will cost.
    • Can you give me an estimate of the cost?
      • No, each property has a different amount. Remember that you have not paid taxes over an 18 month period and the law is written to encourage a timely payment. So, penalties have accrued.
    • What if my property does not sell?
      • If your property does not get purchased at tax sale, you have 120 days to redeem the property. You will need to contact BJ in the Auditor's Office at 812-435-5389 to get the correct redemption amount due. Failure to redeem will result inthe county taking ownership.

    • When is the Tax Sale?
      • The 2022 Tax Sale will be held on Tuesday, September 13, 2022 at 9:30.
    • Do you have to register for the Tax Sale ?
      • Yes, you do need to register. Please arrive 1 hour before the sale begins if you wish to register the day of the sale. If registering early, use this link to go to the SRI site to register and to fill out a W-9 form. This online registration will be effective for any live tax sale performed by SRI. If your information is not processed by SRI prior to the Tax Sale, you will have to register again at the day of the sale.
    • What form of payment will you accept?
      • Any form of payment will be accepted except credit cards. Make checks payable to the Vanderburgh County Treasurer.
    • When do I have to pay?
      • You have to pay the entire amount that was bid by 3:00 PM the day of the Tax Sale (September 13, 2022).
    • If I purchase the property, am I the owner?
      • No, you are purchasing a lien to the property.
    • What do I have to do after I purchase the lien?
      • We recommend that you contact a real estate attorney familiar with Tax Sale law and procedures.
    • How long does the owner have to redeem the property?
      • The delinquent property owner has one year from the date of the tax sale to redeem their property.
    • If the delinquent taxpayer doesn't redeem their property, what happens?
      • If all the required legal work has been done, your attorney may start the procedure to obtain a Tax Title Deed. When you record the Tax Title Deed, you will become the owner of the property.
